S1/2 SW1/4 13-16-3E  Butler County Nebraska.  Located one mile north east  of Octavia, Nebraska at intersections 42 & R. 

FSA records show a 41.6 acre corn base with a direct yield of 86 bushels counter-cyclical yield of 117. Soybean base of 34.41 acres, direct yield of 30 bushel, counter-cyclical yield of 36 bushel.  

This tract may contain a wetland or a farmed wetland.

Taxes for 2014 and all prior years will be paid by the seller.

2014 taxes will be approximately $5556.00

Any taxes for 2015 and beyond will be paid by the buyer.

SOIL TYPES:

Butler County Assessor and soil maps show- soil types are all class I and include Muir Silt Loam and Girgston Silt Loam covering the entire farm. This farm contains 0 to 3% slopes.

 

TERMS:  Full possession of the farm will be given March 1, 2015.

A 10% Earnest Money Deposit will made by the successful buyer at the conclusion of the auction, purchase agreement will be completed immediately following the auction by both buyer and seller. The balance of the purchase price will be due on or before December 10, 2014.  This is a cash transaction and all financing arrangements must be made prior to the auction.  This sale is not contingent on the buyer receiving financing.

The cost of the survey, title insurance premium and closing fee will be split 50% to the buyer, and 50% to the seller.
