LEGAL DESCRIPTION: West 1/2 of Northeast 1/4 of 11-13-2E Butler County Nebraska

This property is located From Ulysses, NE: 2 miles east to L Road, 3 miles north to 26 Road, and 1/2 mile west on the south side.

FSA Information: 82.72 acres of dry farmland with the balance in roadways.  This farm is in combination with other farmland and will have a reconstitution done by the FSA after the closing to determine bases and yields. Approximately 12.5 acres of grass currently considered farmland.

Taxes: 2014 and all prior taxes will be paid by the seller.  2014 taxes will be approximately $5003.  Any taxes for 2015 and beyond will be paid by the buyer.

Soil types: Butler County Assessor and soil maps show that the soil types are Class 1-4 and include Hastings Silt Loam and Hobbs Silt Loam covering the farm.

TERMS: Full possession of the farm will be given March 1, 2015. A 10% earnest money deposit will be made by the successful buyer at the conclusion of the auction, purchase agreement will be completed immediately following the auction by both the buyer and the seller. The balance of the purchase price will be due on or before December 19, 2014. This is a cash transaction and all financing arrangements must be made prior to the auction.
